For real estate agents & general contractors

You closed the deal. Did you actually make money on it?

Most agents and contractors find out in April. We tell you by the 10th of every month — deal by deal, job by job, with your tax number already set aside.

One niche only: agents and contractors
Profit reported per deal and per job

The problem

Your bank balance is not your profit.

Commission and draw schedules make the account look healthy in the weeks money lands and terrifying in the weeks it doesn't. Generic bookkeeping keeps the categories tidy but never answers the question you actually have.

Agents

Splits and fees eat the number you quoted yourself

Gross commission income is not what you keep. Broker split, cap, E&O, transaction fees, referral fees, team split, marketing on that listing — by the time it clears, the deal you called $12,000 was $6,400. Nobody itemises that back to you.

Contractors

The busy year that ended with nothing in the account

Revenue was up, crews were slammed, and December still felt tight. Without job costing you can't tell whether one bad bid ate three good jobs, or whether you're underpricing an entire category of work.

Both

March arrives as a surprise instead of a number

Books get reconstructed in a panic, deductions get missed because nobody tracked them in June, and the tax bill is whatever it turns out to be. You find out what last year cost you eleven months too late to change it.

What it costs you

Bad numbers aren't a bookkeeping problem. They're a pricing problem.

Every month without deal-level or job-level profit is a month of decisions made on a guess.

Underpricing
The bid you repeatA job type you think runs 30% margin but actually runs 12% doesn't cost you once. You quote it again next month, and the month after.
Missed deductions
The mileage nobody loggedHome office, vehicle, tools, CE, staging, lockboxes, subscriptions. Deductions you can't substantiate in March are deductions you don't take.
Cash timing
The draw that came lateProfitable businesses run out of cash all the time. Without a forward view you learn about the gap the week it hits payroll.

The solution

The Core Four Profit System

Four things, run every month, in an order that makes each one worth more than it would be alone.

Most bookkeeping stops at the first one. That's why it feels like a compliance chore rather than a tool — clean books with no interpretation are just tidy history. We treat reconciliation as the input, not the product.

Why we're different

We built the job-costing layer that general bookkeepers don't have.

Your books live in QuickBooks like everyone else's. What sits on top of them is ours.

A chart of accounts that speaks your language

Set up around splits, caps, referral fees and transaction costs for agents — or around phases, change orders, retainage and sub payments for contractors. Not a generic small-business template with your name on it.

Deal and job profitability, calculated not guessed

We run your reconciled data through our own tooling to allocate costs to the deal or job that caused them, then report margin by category — so you can see which work is actually worth taking.

One niche, so the questions are already answered

We don't serve dentists, agencies or e-commerce. Every process, template and exception rule we have is built for two kinds of business, which is why onboarding takes days rather than months.

How it works

Four steps from messy to monthly.

The heaviest thing you do is the first call. After that we work from your accounts, not your inbox.

Fit call

Twenty minutes. We ask what you're running, what broke last tax season, and what you want to know each month. If we're not the right fit, we say so on the call.

20 minutes · free

Profit Leak Audit

You give us read-only access. We come back with two or three specific findings from your own numbers — not a brochure. Yours to keep whether or not you hire us.

3–5 business days · free

Cleanup Sprint

We fix the history: rebuild the chart of accounts, reconcile back to your agreed starting point, and close the gaps. Priced once, upfront, after we've seen the actual state of things.

2–3 weeks · from $750

Monthly rhythm

Statements, profit by deal or job, cash flow and your tax set-aside land by the 10th. Then a review call where we talk about what the numbers mean and what you should change.

Every month · from $650

Included with your first year

Two things that solve the problem next to the problem.

Both are things clients asked us for often enough that we built them properly and stopped charging separately.

Deduction Recovery Review — agents

A structured first-year review of your commission statements, 1099s and card history against the deductions agents most commonly miss: vehicle, home office, CE, staging, lockboxes, client gifts and the subscriptions you forgot you had. We find them, document them, and hand your CPA something they can actually use. Not tax advice — substantiation, which is the part that usually goes missing.

Job Cost Template Library — contractors

The estimate-to-actual sheets, change order log and retainage tracker we use with our own contractor clients, set up in your accounts during onboarding. It's the difference between knowing a job went badly and knowing which line went badly. Yours to keep if you leave.

Proof

We won't show you results we haven't earned yet.

Double Eagle Financial is a young firm. Rather than borrow stock photos and invented five-star reviews, here's what's actually true — and what will live here as soon as clients say it in their own words.

First client testimonial

We don't have one yet. Our first clients are still inside their 90-day window. Once someone can tell you in their own words what changed, it goes here.

First case study

We don't have one yet either. When we do, it'll be a real before-and-after: the state of the books at intake, what the first audit found, and what changed over the following two quarters.

Partner logos

Reserved for brokerages and trade associations we formally partner with — shown only once we have written permission to use the mark.

In the meantime, judge us on things you can check: the pricing is published, the guarantee is in the engagement letter, the scope is written down, and the Profit Leak Audit gives you a real piece of work before you pay anything.

Pricing

Flat monthly. Published openly.

Most agents and contractors start on Advisor — it's the tier where you get profit by deal or job, which is the reason people call us.

The guarantee

On time, or that month is free.

Your financials land by the 10th of the month, every month. If they don't — for any reason on our side — you aren't billed for that month. It's written into the engagement letter, not just this page.

We guarantee the thing we control: delivery. We don't promise tax savings, audit outcomes or a specific profit number, because no honest bookkeeper can. If someone does promise you that, ask them to put it in writing too.

Common questions

Before you book.

If your current bookkeeper already tells you profit per deal or per job, and your books close by the 10th, stay put — we'd be selling you something you have. The switch is usually worth it when the categories are clean but the reporting doesn't answer a question you can act on.

You can, and plenty do. QuickBooks is the tool — the work is knowing how commission splits or job phases should be structured inside it, catching what's miscategorized, and reading the result. We keep clients in QuickBooks Online; you keep the file if you leave.

Roughly two hours in the first month: the fit call, an onboarding call, and granting read-only access. After that, about 30 minutes a month for your review call, plus the occasional question when we can't tell what a transaction was for.

It's the normal starting condition, and it's what the Cleanup Sprint exists for. We quote it after we've seen the actual state of the file, so the number doesn't move later. Nobody here is going to be shocked by a shoebox.

No. We're a bookkeeping and advisory firm, not a CPA firm. We make your CPA's job fast and cheap by handing over a clean, documented year-end pack — and we'll work directly with them so you're not the messenger. If you don't have a CPA, we can point you to a few.
